The Mud Pond parcel is a 241-acre forested property that provides significant environmental benefits and includes the undeveloped Mud Pond, 74 acres of wetlands, three significant vernal pools, almost 8,000 feet of streams, 68 acres high value wading and waterfowl habitat and183 acres of mapped deer wintering areas.

Additionally, the property abuts the Stanton Bird Club’s Woodbury Bird Sanctuary. The addition of the Mud Pond parcel increases access to this site and enhances the diversity of wildlife habitat in this existing conservation piece. The proximity of the MPRP’s Hutchinson Pond Enhancement Property, the Cobbossee-Annabessacook Focus Area, Woodbury Pond State Park and Peacock Beach State Park enhances the value of these protected lands and regional conservation opportunities.

The property is protected by a conservation easement and was transferred to the Stanton Bird Club in October 2010 with a $25,000 stewardship fund to create parking, walking trails and bird watching stations within the property for the use by the public.
